Directions

Campbell Creek Park Condominiums are located at 4511 Folker, Anchorage, Alaska. They're about a mile from the University of Alaska, the Alaska Native Hospital and Providence Hospital. Go east (toward the mountains) from Lake Otis and Tudor to Folker (about half a mile). There's a Taco Bell on the corner. Turn right (south) and go one block. The building on the left is Campbell Creek Park. Unit 28A (pictured) is the first unit you'll see on the left. Continue to Campbell Creek Park and turn left. Unit 39A is the second south-facing unit, across from the park. Turn left into the inside court. Unit 24B is ahead and to the left (10:00 position). To exit, return to Tudor by way of Folker and turn right only (east), or continue a few blocks east on East 46th Avenue to Potter, turn left, return to Tudor, and wait for a green light to go north or west. (To the south is the creek—no way out.)

Amenities

All units are two levels, 628 square feet, with a ground-level entrance and an upstairs balcony. Parking is just outside the door (no covered parking available). The ground level has a living room / kitchen and half-bath. The upper level has a large master bedroom, utility room, closet and full bath.

Units have dishwashers and washer /dryers. Washers and dryers will be removed but not replaced if they become unservicable. Hookups would then be available for tenants to have their own appliances installed. Included in the rent are water, sewer, garbage service, snowplowing, landscaping, maintenance and upkeep, and a storage locker in the common area. Electricity is the responsibility of the tenant. Individual room thermostats are available for the electric heat, which averages $100/month year-round if you're careful. If you're unwilling to take measures such as turning down heat when you're away at work, we recommend you either seek a rental with utilities included or expect to pay an average of $200/month.

The units are located adjacent to Campbell Creek Park. The Campbell Creek bike trail goes through the park and ties into miles of city bike trails.

Pets are sometimes approved. Dogs may not be left on balconies or chained outside, so well-trained cats with references are your best bet. There is an additional, nonrefundable deposit for pets.
